Lower Salford Design Guide

NOTICE:

NEW INSPECTION HOURS BEGIN

JANUARY 1, 2011

MONDAYS, WEDNESDAYS & FRIDAYS 9:00 a.m.-3:00 p.m.

As of January 1, 2011, Lower Salford Township will be instituting a new policy for scheduling of inspections due to manpower reductions in the Building/Code Enforcement Office.

Rob Reilley, Director of Building and Zoning, will now be performing all Township building inspections, plan reviews and code enforcement duties. Building and code enforcement inspections will now be performed on Mondays, Wednesdays and Fridays from 9:00 a.m. until 3:00 p.m. Plan reviews and administrative office duties will be performed on Tuesdays and Thursdays. This will also include time set aside for appointments to discuss building and zoning issues. On these days, appointments will be taken for afternoon time slots from 1:00 p.m. to 4:00 p.m. Questions in regards to the new scheduling should be directed to Rob Reilley by calling the Township Office at 215-256-8087.

Zoning, Subdivision and Land Development Ordinances
Printed copies of the Lower Salford Township Zoning Ordinance, Chapter 164 and the Subdivision and Land Development Ordinance, Chapter 142 (SALDO) are available for purchase at the township office. Zoning Ordinance copies include a Zoning Map and are $45.00 each. Zoning Maps only are $3.00 each. The Subdivision and Land Development Ordinance copies are $25.00 each.

Building permits are required by the township for,

but not limited to:

  • New Construction
  • Additions and Structural Alterations
  • Basement Finishing
  • In-Ground and Above-Ground Pools and Spas/Hot Tubs
  • Residential Storage Sheds more than 500 sq. ft. (gross floor area),
  • All Decks, All Gazebos
  • All Patios
  • Temporary or Permanent Signs
  • Roofing Replacement
  • Installation of Fireplaces and Stoves (wood burning and gas fired)

*RESOLUTION NO. 2013-09: AMENDING SECTION 84.1.A(3) AS FOLLOWS:

DECKS, PATIOS AND OPEN PORCHES: $75 PLUS $0.20 PER SQUARE FOOT OF AREA

Zoning permits are required for:

ALL Detached Residential Accessory Use Buildings and Structures up to 500 sq. ft. in gross floor area.(Includes ALL Sheds uder 500 sq. ft.)

 

Lower Salford Township administers and enforces the State Uniform Construction Code (U.C.C.), which references the 2009 I.C.C. set of codes.

Permit Application Requirements
For building permit applications and information packets, please contact the Township office at 215-256-8087 and they will be mailed directly to you. Each application comes with the appropriate packet of information for the project for which you are applying. Please note that each application requires the signature of the homeowner, not the contractor, and payment is due when the application is submitted, not after it is approved.

Please contact the Township at least 24-48 hours in advance to schedule inspections. Thank you in advance for your cooperation. FOR COMMERCIAL INSPECTIONS: PLEASE CALL AT LEAST 48 HOURS IN ADVANCE.

**The Township does not have an electrical inspector. Therefore, any project that requires electrical will be required to have approval from one of the agencies listed on the above linked page. The agency will inspect the electrical and then provide an approval card to the Township which ends up in the project file.

 

FENCE REGULATIONS :
No permit is required to install a fence on your property. However, even though a permit is not required, Article V, Section 164-17 of the Zoning Ordinance regulates the height and location of fences.
